Strasbourg's international calling, its European institutions, its numerous foreign companies, and its universities and research laboratories generate a considerable flow of diplomats, business men, researchers and students who come here permanently or for a limited duration.

The Strasbourg rental market is flexible and there is a quick turnover. Although this constant turnover tends to raise rental prices (especially for small apartments) to a higher level than the national average, Strasbourg is nonetheless at an intermediate level in terms of price per square metre compared with other French cities.

As in all other cities, rents vary depending on the district, the situation in relation to public transport and neighbourhood shops, the quality of the building, and the interior comfort and state of repair. Rent levels therefore cover a relatively broad range. Some bedsits may be more expensive than some two-room apartments; a luxury 30 m² bedsit situated in the city centre can be rented between 380 and 450 € excl. service charges, whilst a 50 m² two-room apartment in Strasbourg-Koenigshoffen may cost 400 €.

In Germany, as in Strasbourg, the larger the surface area rented, the more advantageous the price per m². According to the information obtained from the various Wohnbaugesellschaften, the current ranges of rental prices in Offenburg, Kehl and Lahr are relatively similar.

Social accommodation
Getting low rent accommodation is subject to two conditions :
you must be French or be legally entitled to stay in France (holders of a residence permit)
your annual taxable income must not exceed a ceiling which varies depending on the number of dependents.
The fact of fulfilling these conditions allows you to put your name down on a waiting list with a classification which depends on the requester's degree of priority. On the other hand, you are not obliged to live in the city to request low rent accommodation.

Comparative price data may vary considerably from district to district. Moreover, the available parking, the proximity of green or pedestrianised areas, and the availability of accommodation in certain districts are all criteria which may cause prices to vary.

Amongst the most expensive cities in France for a long time, Strasbourg is now averagedly priced.
In the city center, the average price per m² is 2,380 € for new properties and 1,130 € for buildings over 20 years old (Crédit Foncier 2006). But these figures conceal disparities from one district to another. To the north of the Avenue des Vosges, in the Contades, Orangerie, Quinze and European Parliament districts, the m² is worth between 2,100 and 3,000 €. The Robertsau, Halles and Tribunal districts show prices ranging between 1,600 and 2,500 € per m². On average, new properties are negotiable between 2,800 and 3000 € per m².
