The siting in Strasbourg of the headquarters of commercial and operational management teams fro greater eastern France is behind the sustained demand for business land and property.

The phenomenon of tertiarisation is particularly marked in the city: in the space of ten years, tertiary employment has increased by 24 % in the Strasbourg employment catchment area. The Communauté Urbaine has been able to meet this development by reinforcing the available volume of property.
The office market
110,400 m² of office space will be available within a year, i.e. growth of + 74% since 1999
22,600 m² of office space will be available in the city centre within a year, nearly 30% of total availability
18,600 m² of new construction are added to the market in 2006
More than 42,000 m² of new office space could be added to the available space between 2007 and 2008
The east/west axis has been launched: ZAC Etoile, Starlette, Danube, TGV station sector… will make almost 100,000 m² of office space available
The periphery remains the most fruitful sector, particularly in new buildings (Espace Européen de l'Entreprise, Parc d'Innovation d'Illkirch, Aéroparc d'Entzheim). The availability of tertiary development zones has grown by 40% compared with 2003.
Average rental values are stable. They are between 105 and 160€ per m² per year excl. VAT.
In 2006 and 2007, the availability of office space will be reinforced by the continued development of the Espace Européen de l'Entreprise (Arco (1 600 m²), Drakkar (1 300 m²)), the buildings liberated by SANOFI-AVENTIS in 2005 (14,000 m²) and Crystal Park (12,580 m²)), a new building on the Aéroparc d'Entzheim (2,095m²), the Lawn – Wacken (11,000 m²), the Lafayette at the Meinau (6 200 m²), ZAC Etoile (30 000 m²) and the Starlette at the Port du Rhin (30 000 m²).

Business and warehouse premises market
290,000 m² of business premises will be available within a year in the CUS, i.e growth of about + 40% since 2003.
Demand for rentals continues to dominate
The average rental prices for business premises are stable, i.e. on average 58 €/m²/year ex VAT (42 €/m²/year second hand).

Land availability
- The current availability of land is concentrated mainly in the area to the west of the CUS (Entzheim, Holzheim, La Vigie)
- Plots of land are also available to the south (Eschau, Parc d'Innovation d'Illkirch)
- 67 hectares already fitted with amenities are immediately available. Extensions expected to be completed by 2005, particularly an area of 11 ha in the Eschau business park
- 17 ha are free in properties managed by the CUS (excl. granted area or port area), with 11.5 ha for exclusively tertiary activities
- Demand is most often for small plots of 20 to 50 ares, but may rise to plots of several hectares. Large plots are available, particularly in the Parc d’Innovation d’Illkirch
- Sale prices for plots equipped with amenities remain constant, whichever geographical sector is concerned : 4,300 to 4,900 € per are excl. VAT
Short-term perspectives for land availability
Ten business parks are planned in the area covered by the Communauté Urbaine de Strasbourg in the short term (3 to 5 years) liberating more than 200 ha of land for business purposes:
- 4 business parks grouping 77 ha will be devoted to logistics and tertiary activities (3 sites situated in the Entzheim-Geispolsheim sector, grouping 65 ha, will be devoted exclusively to logistics)
- 2 business parks will be used exclusively for generalist purposes
(47 ha) (Hoenheim-Bischeim, Neuhof).
- 2 mixed areas will be divided between generalist and tertiary activities (56 ha) (Reichstett, Holtzheim)
